The holiday apartment Val de Ruda Luxe 35 is a recently renovated modern and comfortable accommodation that is part of the newly built residential complex known as Urbanizacion Ruda, located at the foot of the ski runs at 1 500 meters elevation mark in Baqueira Beret ski resort. The apartment is right beside the gondola exit, making ski run access unsurpassable. From the apartment a lift takes you to the garage where there is another lift leading directly to the new gondola. The apartment offers an open plan lounge-dining room with a modern kitchenette, two bedrooms and two fully fitted bathrooms. In the lounge there is a comfortable L-shape sofa situated opposite the fireplace and to the left, by the large windows and the French door with direct access to the balcony, there is a beautiful rustic style dining table where you"ll be able to enjoy delicious dinners during your holidays. At the back of the sofa is the modern kitchenette equipped with top of the range electrical appliances and complete kitchenware. The apartment Val de Ruda Luxe 35 offers two bedrooms and two bathrooms. The main bedroom has a queen size bed and an en-suite bathroom equipped with a shower cubicle. The other bedroom has a bunk bed and an extra single bed. The second bathroom in Val de Ruda Luxe 35 enjoys a bath tub. Check-in and Check-out

On the day before you check in, you must phone the primary contact number provided in your confirmation document so that we know your approximate time of arrival and how you can be contacted, if necessary, on the day you are travelling. If a telephone call is not possible you must at least get in contact by email.

You should only phone the contact number on the day of travelling if there is a change or considerable delayed in your arrival time.

FeelFree will be meeting you at the agreed time and place. You will be explained the basics of the holiday apartment or vacation home (how to use the various appliances and the like) and will be able to ask any questions you might have about the area, how to get around, restaurants, shops, etc.

You will be given the keys and asked for the payment of the security deposit (please check the section on “how to pay”). Check-in time will be indicated in your confirmation document. If you wish to check in sooner, please contact FeelFree and we will see if early check-in is possible and inform you of any additional cost.

Check-out time on your departure date is before 11 am. If you wish to check out later, please contact FeelFree and we will see if late check-out is possible and inform you of any additional cost.

Occupancy (number of people / child & pet policy)

All children, whatever their age, must be taken into account when checking the maximum occupancy allowed for each property. This occupancy can never be exceeded adding adults and children. Have in mind the maximum capacity as you count how many beds there are and their arrangement. The maximum occupancy must never exceed the maximum capacity indicated for each apartment or house. With some properties a baby crib or high chair can be booked when making your reservation. Check availability under "optional services".

It is not permitted to exceed the maximum occupancy stated at booking.

Pets are not allowed.

If either of these two conditions is violated, FeelFree reserves the right to terminate the contract and ask the guests to leave the premises immediately. The client shall not be entitled to compensation or indemnity of any sort arising out of implementation of this measure.

Changes

All cancelations or changes must be made by e-mail. We do not accept cancellations over the phone.

There will be no penalties for changes made at least 1 month in advance. Otherwise, the cancellation conditions set out below will apply. Changes are only possible subject to the availability of apartment or house. Any change in booking dates will be treated as a new booking and cancellation conditions will apply. In any event, if you need to modify your reservation, please contact FeelFree and we’ll try to work out the best possible arrangement.

If for reasons beyond our control (malfunction, floods, fire or any other force majeure) we cannot offer the guest the booked property, FeelFree may change the accommodation for another property with similar characteristics. If the guest is not satisfied with the change, they may cancel their booking and will be refunded the amount paid (minus, where applicable, the amount proportional to the rental period they have actually used). FeelFree accepts no further liability for the total or partial cancellation of the reservation.

Cleaning

The prices advertised in our website always include a cleaning service at the end of your stay, as well as travel services bound by the applicable norm. NO EXTRA AMOUNT WHATSOEVER WILL BE ADDED TO THE BOOKING PRICE UNDER THIS CONCEPT.

If a personalized cleaning service would be required for the stay, the client has to contact FeelFree, who will indicate if it is possible and how to obtain it, in order that the client hires it by his own means.

Guests are asked to leave the property reasonably clean and tidy at the time of check out. If extra cleaning is found to be necessary, the cost of one cleaning service will be deducted from the security deposit.

Good neighbour policy

No loud music or partying. It is important for FeelFree guests to know that loud music or partying, as well as complaints from neighbours or the police may lead to immediate eviction, day or night.

Quiet time from 10:00 PM to 10:00 AM

We appreciate your cooperation and hope that you understand the importance of these rules as all our apartments are located in residential areas. Please be considerate to the neighbours and respect their need for a good night’s sleep.

The guest signing the rental agreement at check-in will be held responsible for the correct and decent conduct of the entire party. If any of the guests do not behave in an appropriate manner, FeelFree has the right to ask the signer of the booking contract and his/her guests to leave the property. Should this occur, no refunds or further claims will be accepted.

Neither FeelFree nor the property owner will be held responsible for any type of damage, direct or indirect, resulting from misuse by the guests. This includes, but is not limited to, loss caused by fire, theft, accident or other types of damage. Pets are not allowed. Smoking is not allowed in the apartment or home, except on balconies, terraces, courtyards and gardens.

FeelFree may terminate the rental agreement and require guests to vacate the property immediately upon violation of any of the above terms and conditions. In such an event, the guest will not be entitled to any reparation or compensation.

By booking an apartment or holiday home with FeelFree, you agree to accept all of the terms and conditions. In addition, you agree to submit to the jurisdiction of the local courts, with express waiver of any other jurisdiction to which you might have recourse.

Cancellation

For cancellations made at least one month (more than 30 calendar days up until 23:59:59 hours of the day before the expected check-in date) or more prior to arrival date, the entire amount will be refunded, less any handling fees (bank fees, commissions, currency exchange fees, etc.), which shall be paid by the client.

If the client wishes to cancel a reservation paid in full (100% of the stay), there will be a cancellation cost which will depend on the number of days prior to the start of the renting period.

  • 30 or more days before the start: 0% of the total amount.
  • Between 16 and 30 days before the start: 30% of the total amount.
  • 15 or less days before the start: 50% of the total amount.

Some reservations may have specific conditions expressly stating the loss of the 100% of the reservation if canceled with less than 7 days until the date of arrival.

We recommend that you purchase travel insurance. Our cancellation policy applies even when the cancellation is due to force majeure.

The right to withdrawal in all bookings: 72 hours to exercise this right, without the need to justify the decision and without incurring any kind of penalty (the client will only be liable for the expenses caused by the returning of goods).

UNDER NO CIRCUMSTANCES will FeelFree refund any booking deposits for cancellations made less than one month (the same or less than 30 calendar days up until 23:59:59 hours of the day before the expected check-in date) prior to arrival date.

Personal Data

The person who booked the accommodation and all the other guests must present proof of ID at check-in. This process is mandatory according to Spanish regulations.

In compliance with the provisions of the Personal Data Protection Act, FeelFree, hereby informs guests that any information they provide when booking their accommodation or hiring other services, or during any part of the relationship with the company, will be stored in an automated data file created by FeelFree (“Siempre Free, S.L.”) for the purpose of providing the requested services.

All personal information will be handled in a confidential manner. FeelFree fulfills its obligations under current legislation regarding personal data protection and is duly registered with the General Register of the Spanish Data Protection Agency.

As part of its accommodation services, FeelFree, offers a series of optional services at each destination to make our customers' stay as enjoyable as possible. To provide these services the company may use its own staff or use outside collaborators to perform these tasks. Customers who hire these services give FeelFree their express consent to provide their personal information (name, contact information and other data related to the accommodation and services provided) to these outside companies and collaborators. Only the employees and collaborators of FeelFree who need to know this information in order to provide the requested services will have access to such information.

By accepting the booking and rental terms, you are giving your authorization to process the above described data and communications.

You may exercise your right to access, cancel, amend, delete or oppose the use of your personal information by writing to FeelFree, Peña y Goñi, 3, San Sebastián (Gipuzkoa) or sending an email to: info@feelfreerentals.com. Please attach proof of identity.

These conditions will apply to reservations made directly at FeelFree. If your reservation has been made in another reservation website the cancellation policies that will be applied are those indicated by that website.
